Omaha offers strong value through below-benchmark housing costs, professional wages and a short commute, but high property taxes and car-first mobility shape the decision.

Omaha is a quieter value play: professional wages, lower housing costs than the national benchmark, and a short average commute. The tradeoff is a car-first layout, limited transit outside the ORBT corridor, and high property taxes.

Why Omaha is worth a look

BLS May 2024 data puts mean wages at $30.24/hour across all occupations in the Omaha metro. Computer and math roles average $47.09/hour; healthcare practitioners and technical roles, $49.83/hour. Housing remains the strongest part of the value case: U.S. News lists Omaha's 2025 median home value at $261,663 versus $359,870 nationally.

Rent, taxes and mobility

RentCafe's July 2026 pages expose prior-year average apartment rents from $940 in Dundee-Memorial Park to $1,893 in Fire Ridge-Pacific Pointe. Those are average apartment rents, not medians; the neighborhood spread is the point. Distances in the rent card are approximate straight-line miles from Downtown Omaha.
Nebraska's 2025 state income-tax brackets run from 2.46% to 5.20%, and Nebraska has no authorized local income taxes, according to the Nebraska Legislature. Most of Omaha in Douglas County uses a 7.00% combined sales-tax rate in the Tax Foundation's 2024 major-city table; SmartAsset's Nebraska property-tax page puts Douglas County's effective property-tax rate at 1.66%.
The commute is short at 17.6 minutes, according to U.S. News, but Walk Score gives Omaha a 48 Walk Score and 24 Transit Score. Metro's ORBT provides an eight-mile rapid-bus route between downtown and Westroads Mall, with bus-only lanes east of 30th Street, signal priority west of 30th Street, level boarding and Wi-Fi.

The honest tradeoff

U.S. News gives Omaha a 6.3/10 overall score, an 8.5/10 Value Index, a #92 Best Places to Live ranking and #1 in Nebraska. That makes the city a credible value candidate, not a universal fit: the professional base is solid, but car dependence, neighborhood-level rent gaps and high property taxes matter to the final decision.
