About the property

正在加载内容卡片…
Three Lions Manor is a Grade I listed sporting estate with over 163 years of character and charm, set within the prestigious Group L neighborhood of the 2026 FIFA World Cup. This is a rare opportunity to acquire a storied property that has been extensively renovated under new management — and which comes with the kind of history that simply cannot be replicated.
The property was last sold in 1966 in what locals still describe as the greatest deal ever made. Since then it has changed hands several times — Venables, Eriksson, Capello, Hodgson, Southgate — each bringing fresh ideas, none quite clearing the loft. Under new ownership by acclaimed continental developer Thomas Tuchel, the manor has undergone its most dramatic refurbishment in decades, including the controversial removal of several heritage fixtures once considered irreplaceable.
"This is probably the most shocking England squad since 1998." — Kaveh Solhekol, Sky Sports News 1
New ownership has completely gutted the No. 10 room. The room has stood empty for years despite a surplus of eligible tenants — Palmer, Foden, Gibbs-White — all of whom were shown the door at the May 22 viewing. Tuchel selected 26 players and called over 50 to inform them personally. That is a lot of phone calls. That is a haunted house amount of phone calls.2

Key features

THE MASTER BEDROOM — Harry Kane (Bayern Munich) The crown jewel of the property. An absolute specimen of a striker with 73 international goals, a knack for dropping deep to collect, and a lingering question about why he keeps choosing accommodation where there are no trophies on the shelf. Immaculate condition. High ceilings. Slightly haunted by 2018 and the 2021 final.
THE OPEN-PLAN LIVING SPACE — Jude Bellingham (Real Madrid) A dynamic, high-traffic entertainment area that functions as both attack and midfield simultaneously. Views in every direction. Occasional structural concerns about overuse. Worth the asking price alone.
THE UTILITY ROOM — Declan Rice (Arsenal) A Premier League title winner who quietly does everything the fancy rooms refuse to. Quiet. Reliable. Never featured in the brochure photos but absolutely holding the building together.
THE RECENTLY RENOVATED WING — Bukayo Saka (Arsenal) Fresh off a Champions League winner's medal with Arsenal, available on the right side of the attack. Consistent output. Zero maintenance required. Will carry luggage if asked politely.
THE CONTROVERSIAL ADDITION — Ivan Toney (Al-Ahli) A shock late inclusion. Critics called it "unprecedented." Tuchel called it the evidence: 32 goals in 32 games for his Saudi club this season. The neighbors are still talking.1
THE HERITAGE STAIRCASE — Jordan Henderson (Brentford) Old. Noble. Still functional. Has appeared in every estate agent photo since 2012. Buyers may choose to retain or remove depending on personal preference and/or the quarterfinals.

Neighborhood

Three Lions Manor sits within Group L, widely regarded as one of the more manageable neighborhoods in this year's tournament market. Immediate neighbors include Croatia (aging but proud, the block elder), Ghana (up-and-coming, watch this space), and Panama (lovely people, no major threats).
The property is located minutes from:
  • Dallas (June 17 vs. Croatia — good opener, firm handshake expected)
  • Boston (June 23 vs. Ghana — manageable, don't panic)
  • New York / New Jersey (June 27 vs. Panama — settle in)
Knockout stages accessible from Group L — semifinals and final in New York / New Jersey stadium. Previous occupants have reached the semi-finals once in recent memory (2018, with considerably less talent).

A note on the history

Three Lions Manor was constructed in 1863, making it one of the oldest football estates in the world. The property hosted the 1966 FIFA World Cup final — the only occasion on which the trophy has been kept in the building overnight. This is a selling point. It is also, depending on your perspective, the curse.
Since 1966 the property has been listed, re-listed, briefly taken off the market during the Eriksson years with genuine optimism, and put back on again. A notable 2021 renovation under Southgate very nearly concluded a sale — lost, heartbreakingly, on penalties to Italy at Wembley in the Euro final. The property sustained significant emotional damage, which has since been plastered over.
The song "Three Lions" — penned by Baddiel, Skinner & Lightning Seeds in 1996 — has served as the property's unofficial marketing jingle for 30 years. It contains the lyric "it's coming home." This is the most durable piece of real estate copy in English history. It has been used at every tournament since, semi-ironically, then completely ironically, then back to semi-sincerely, then several layers of irony deep, until no one is sure anymore and that is entirely the point.3

About the new management

Thomas Tuchel — continental developer, Champions League winner, alleged lover of difficult decisions — took ownership in January 2024. He has been described as "ruthless," "only Tuchel would have picked this squad," and "has he been watching the Premier League this season?" In order:
  • Ruthless: Yes. He left out Cole Palmer, Phil Foden, Trent Alexander-Arnold, and Harry Maguire. Maguire posted on social media that he was "shocked and gutted." Tuchel called over 50 players personally to deliver the news. This is not a man afraid of voicemails.1
  • Only Tuchel: Possibly. The logic holds: reward recent form and a specific November spirit from the qualifying camps, not name recognition. Unconventional. Could be brilliant. Could be Gascoigne '98.
  • Has he been watching: The man called 50 players. He has been watching.

Tactical overview (for serious buyers)

正在加载内容卡片…
The property runs a 4-3-3 layout, with a high-press open-plan flow and a double pivot that allows the main rooms considerable freedom upstairs. Rice anchors the middle, Bellingham roams across the top floor, and Kane operates as a drop-back focal point who draws defenders out of position so the wingers can exploit the resulting space.4
The attack — Saka, Kane, and one of Madueke / Gordon / Rashford / Watkins depending on the match — is genuinely competitive at a world level. The defense, featuring Marc Guehi (recently of Newcastle, now of Man City), Ezri Konsa, and a series of backup right-backs including Djed Spence (who arrived to the squad announcement with a broken jaw, and was still selected, which tells you something about the back-four market), is described by estate agents as "a work in progress with strong bones."
Serious offers: Semi-final minimum. Aspirational asking price: The trophy. Floor: Do not mention 2018.

What the neighbors are saying

"England leaving out those high-profile names will send shock waves around world football." — Sky Sports News, Rob Dorsett 1
"Only Tuchel would've picked this England squad." — Sky Sports News, Kaveh Solhekol 1
"Let's try to win it." — Thomas Tuchel, speaking to his players in March 2025, apparently without irony. 2
