Property overview
Rarely does a property of this caliber come to market after a four-year absence. Casa Cafetera — long considered one of South America's most desirable listings — sat dormant during Qatar 2022 before a comprehensive renovation campaign delivered it back to the 2026 World Cup market in exceptional condition. 1
The home features 7 World Cup appearances to date, highlighted by the landmark 2014 tournament — a historic quarter-final run that represented the property's highest-ever valuation. Golden Boot winner James Rodríguez personally appreciated in value by an estimated €80 million that summer. That renovation remains the benchmark. 2
Recent comparable sales include: a 2024 Copa América final appearance (lost to Argentina in extra time, but what a showing for curb appeal), a 2-1 win over Brazil in qualifying, and revenge over Argentina for said Copa final defeat. Sellers are motivated. Sellers are always motivated. That's what it means to be Colombian football. 1
Key features
The Heritage Wing — James Rodríguez, #10
The property's most photographed feature. Built in 1991 (Cúcuta, Colombia), this 34-year-old original fixture is showing its age but retains undeniable character. Currently listed through Minnesota United MLS, a development that some buyers interpret as "sunset relocating," others as "charming eccentricity." His Golden Boot at Brazil 2014 remains displayed prominently in the entrance hall. He is the captain. He is the vibe. Whether the vibe closes deals in 2026 is the central question of this listing. 2
The Newly Renovated Primary Suite — Luis Díaz, Left Wing
This is what everyone is actually here to see. 29 years old, freshly transferred from Liverpool to Bayern Munich, where he won a Bundesliga and DFB-Pokal double this season. Díaz was Colombia's second-highest scorer in South American qualifying (seven goals), and watching him operate is the closest football gets to luxury real estate photography: light floods in from impossible angles, and you leave feeling like you should pay more than you can afford. 1
The Reliable Infrastructure — Jefferson Lerma & Richard Ríos, Central Midfield
Every property needs a structure you can't see but couldn't function without. Lerma (Crystal Palace) covers the spaces, does the dirty work, and has been doing it since before it was fashionable. Ríos (Benfica, now under José Mourinho, somehow) provides the fireworks and has drawn attention from buyers in multiple European markets. The dual-midfield mechanical room is up to code. 1
The Wild-Card Annex — Andrés Gómez
A late addition that seasoned buyers should not overlook. The 24-year-old Vasco da Gama forward scored on his international debut against Mexico (December 2023) and added a late equalizer at Uruguay. Small square footage, disproportionate return on investment. Credible alternative to Jhon Arias or, if the buyer is bold, Díaz himself. 1
Floor plan
Formation: 4-2-3-1 Open Concept
The entire property is organized around a No. 10 position — this is a buyer who knows what they want and has no interest in remodeling. The two-pivot base (Lerma/Ríos) opens into a wide attack featuring Díaz on the left and the flexibility to deploy Jhon Arias (Wolverhampton) or Campaz on the right. Luis Suárez — the other one, the 28-year-old Sporting Lisbon striker with 38 goals in all competitions this season — anchors the single striker position.
The floor plan has not changed significantly since 2014. Lorenzo Realty will tell you this is a proven layout. Critics will note the property has not been updated since Pekerman's era. The sellers say: "The idea is to play well, not just win at any cost. The team believe in the idea." Which is exactly what a seller says.

HOA and neighborhood (Group K)
| Neighbor | Threat Level | Notes |
|---|---|---|
| Uzbekistan | Low–Medium | First-time buyer, enthusiastic, not sure about the financing |
| DR Congo | Medium | First appearance in 52 years. History of upsets. Do not dismiss. 2 |
| Portugal | Very High | Existing premium listing, Cristiano Ronaldo still refusing to leave |
The June 27 showing against Portugal in Miami is the second-most requested ticket event of the entire tournament, trailing only the final. Forty thousand Colombians in Florida. James Rodríguez vs. the franchise he once briefly joined. If Casa Cafetera cannot generate interest during this open house, the listing agent will need to have a frank conversation about price expectations.
Listing agent remarks
Broker Néstor Lorenzo, 60, brings Argentine institutional knowledge (five World Cups as player or staff) and Colombian operational experience to this assignment. He previously led only one other property — Melgar de Arequipa in Peru — but has since transformed Casa Cafetera into a Copa América finalist and a team that beat both Brazil and Argentina in qualifying. Disclosure: Lorenzo once played under Ossie Ardiles at Swindon Town. This is a true fact. It is not relevant to the listing. We include it because this is a full-disclosure brokerage. 1
Disclosures and known deficiencies
Per local and international regulations, the following must be disclosed to prospective buyers:
- Property has not advanced past the quarter-final stage in its entire history (2014, specifically).
- The Heritage Wing (James Rodríguez, age 34) is playing in MLS. Buyers accept this.
- Six consecutive qualifying matches without a win preceded the eventual qualification. The property recovered. The property always recovers. This is Colombia.
- A 1-0 defeat in Bolivia during qualifying nearly caused the listing to be pulled entirely. Altitude disclosures are on file.
- Fan section classified as "among the most loyal in the world" and also, per Copa América 2024 security reports, "watched closely by authorities." Prior incidents disclosed. Yellow walls, electric atmosphere. 1
Comparable sales and neighborhood history
The property previously traded at peak valuation in 1962 (first World Cup appearance), held steady through the Carlos Valderrama era in Italia '90 and USA '94, and appreciated sharply during the Falcao-Rodríguez renovation of the early 2010s. The trophy room has not been updated since 2014, but the seller asserts it is "actively under construction."
The property was delisted entirely in 2022 (Qatar), which the sellers describe as a "strategic pause for renovation." Buyers may want an independent inspection.

Quarter-final minimum. Sellers are holding firm.
Every comparable in the neighborhood (Argentina 2022, France 2018, Morocco 2022) cleared the quarter-final. Casa Cafetera has done it once (2014) and believes the market conditions in 2026 — a 48-team expanded field, Group K without a clear frontrunner outside Portugal, and a squad with genuine European-level talent — present an opportunity not seen in a decade.
Whether the listing closes escrow before the round of 16, or whether James Rodríguez's final tournament becomes his last open house, is a question the Miami showing on June 27 will begin to answer.
