Hint gave your house a chatbot. The filing cabinet came free.

"Homeownership without the guesswork." 1

Hint launched on July 29 as a free iPhone app that wants to become the AI manager for your house. Enter an address, upload the paperwork, photograph the appliances, and it builds a maintenance plan around the property. The useful part is obvious. So is the catch: Hint only starts looking intelligent after you turn your home into a searchable dossier. 2

Hint starts with an address. Its own site says the app builds a profile from the home's age, soil, climate, and flood risk, while TechCrunch reports that the profile also draws on public property records, weather and soil information, utilities, and related data. 12

Then you feed it the private version of the house: inspection reports, warranties, mortgage documents, contracts, insurance policies, invoices, and photos of major appliances. The app can read those files, use appliance photos to guide maintenance, and answer questions such as when the AC was serviced or what you are paying per kilowatt-hour. 2

The output is less magical than the pitch and more practical. Hint creates a personalized schedule, sends push notifications, lets you add one-off jobs, and gives the user a home score. Its own examples include changing an AC filter, flushing a condensate drain, scanning appliance labels, and watching insurance renewals. 1

That is a reasonable product. Home maintenance is a memory problem with expensive consequences, and a calendar that knows which HVAC system you own is better than a generic list of chores. The AI is mostly being asked to sort the filing cabinet, read the labels, and nag you at the right time. For once, that is a sensible place to put a chatbot.

Hint is free to download, has no subscriptions or ads at launch, and is currently available on the App Store. Google Play is marked as coming soon on the product site. The company says it plans to keep the AI intelligence free, while a future premium subscription may add power-user features such as managing multiple properties. 123

That price is friendly because the product is not selling a one-off answer. It is building a standing model of the property. Hint says it uses commercial AI libraries, mostly from OpenAI, with Gemini for image work. The app also generates affiliate revenue from a network of home-service providers, while the company says that network is firewalled from the AI so recommendations are not biased. 2

The audience is easy to identify: homeowners who have invoices in drawers, warranties in email, and no reliable answer to the question "When did anyone last service the water heater?" It is also a group with unusually sensitive records. A mortgage document, insurance policy, appliance serial number, home address, and photos of the interior are not random chatbot prompts. Together they describe the asset, its value, its weak points, and the person responsible for it.

The App Store privacy label says the developer may collect purchases, contact information, user content, identifiers, usage data, and diagnostics linked to the user. The label is a developer disclosure, not an independent audit, but it is a useful reminder that "free" does not mean the app has nothing to keep. 3

Hint's homepage makes a clean promise: it says the company never sells your data, never shares it without your say, and never uses it to train models. 1 That is narrower than saying the data stays on your phone or never leaves the company.

The privacy policy says Hint may collect account details including a legal name, email, phone number, date of birth, and residential address. It also says the company can obtain home information from public sources such as property-tax databases, and may receive information from marketing partners and third-party login providers. 4

The same policy says AI and machine-learning tools may process personal information to answer questions, personalize maintenance schedules and recommendations, and summarize or analyze data for internal business purposes. It names categories of service providers that can receive personal information, including data-hosting, analytics, marketing, customer-support, and cloud-storage providers. When a user selects insurance, repair, or utility services, Hint says it shares personal information with the relevant home-service partners. 4

None of that establishes that Hint sells mortgage files or trains a model on them. The policy says the opposite about model training on the homepage, and it says AI providers processing personal information are contractually bound to confidentiality and the company's instructions. The problem is more ordinary: the public promise is memorable, while the operational boundary is distributed across vendor categories, selected service partners, and a retention clause with no fixed deletion period. 4

That retention clause says Hint may keep personal information for a period consistent with the original purpose of collection, weighing the amount, nature, and sensitivity of the information, potential risk, alternative ways to achieve the purpose, and legal requirements. In plain English, the policy describes a judgment process, not a date on which your home library disappears. 4

The Terms add another layer. They say users keep ownership of User Content, but grant Hint a fully paid, royalty-free, transferable, perpetual, irrevocable, worldwide license to use, copy, reproduce, store, modify, publish, distribute, and make derivative works from that content for the service and Hint's business, including promotion. That language does not prove the company will publish anyone's insurance policy. It does mean the legal permission is much broader than the friendly sentence on the homepage. 5

Hint has a good product hiding inside a very large intake form. The maintenance reminders, document search, and appliance-photo workflow solve a real homeowner problem, and a free launch makes the experiment easy to try. But the useful version is the one that knows your address, house systems, insurance deadlines, utility bills, warranties, and repair history. That makes Hint a household record system with an AI interface, not a harmless home chatbot. Use it for the checklist if you like. Treat the document vault as a long-term data decision, because Hint's current policies explain who may process the record and why, but do not promise when the record will stop existing.
