NYC foreclosure radar: Sept. 22–28, 2026 — a $775,786.61 Bronx bid, 55 new records, and 38 masked addresses recovered

A five-borough scan of the 55 foreclosure records newly dated Sept. 22–28, led by a $775,786.61 opening bid on an occupied Bronx two-family selling today, with the portal's masked street addresses recovered for 38 of the new records and discount percentages still unscored.

2152 Quimby Ave in the Bronx goes to auction today at 1:15 p.m. channel time, in Courtroom 711 at 851 Grand Concourse. ServiceLink Auction publishes an opening bid of $775,786.61, lists the property as a 3,060-square-foot two-family house on a 2,575-square-foot lot built in 1901, and marks it occupied, with a notice that bars entry before the sale. 1
The case behind that address sits at Bronx block 3687, lot 29. The public foreclosure row for the same block and lot carries a $687,937 lien, a judgment entered June 11, 2026, and referee Larry Alfonso Arias. 23
Seven days ago the same house carried no bid, no hour and no courtroom. It was the least ready of three Bronx sales set for this afternoon, and two of those three are now gone. 3715 Rombouts Ave, the 1,403-square-foot Wakefield house whose $1,000 opening bid was the lowest number published in last week's radar, and 320 E 184th St, the 1992 Fordham duplex, are both marked cancelled. 45
The Rombouts page also closes a question the previous issue left open. That issue reported a possible match between the ServiceLink address and a masked Bronx record of the same size, ZIP, hour and courtroom, and said the pairing had to be confirmed at the county clerk before anyone treated the debt figure as this property's. The block and lot settles it. 2-04950-0057 is 3715 Rombouts Avenue. The case behind the $1,000 bid records a $212,982 lien from a judgment entered November 4, 2019, with referee Gary Slobin. 23
That confirmation is possible because the masking is thinner than it looks. PropertyShark's public rows replace the street address with a blurred placeholder picture, but the photograph the row would have used is still named in the page, and the file name is the property's borough, block and lot. 3-07991-0025 is Brooklyn block 7991, lot 25. The city publishes the address for every block and lot in its Primary Land Use Tax Lot Output file, where that entry is 639 East 86 Street: a 590-square-foot one-story house, building class A2, built in 1935. The portal's own row describes the same house the same way. 36
Of the 55 records newly dated September 22 through September 28, 46 carry a block and lot this way. Thirty-eight of those resolve to a street address whose square footage, year built, building class and ZIP all match the city's file for that lot, and they are listed in full below. The other eight carry a block and lot but disagree with the city's file on at least one building characteristic. Seven of the eight are condominium units or condominium billing lots, where the portal's square footage is the individual unit and the city's file describes the whole building. Nine Staten Island rows carry no photograph at all, and so no block and lot, which is why their addresses are still missing.
No discount-to-appraisal percentage appears anywhere in this issue. A discount needs two numbers for the same house: the figure the sale opens at and an independent market value. PropertyShark publishes no bids. ServiceLink publishes a bid on some listings and no valuation on any. The assessed figure on the public rows is the city's tax assessment, which is a formula applied to a building rather than a market price. An appraisal of the subject property would need interior access and a physical inspection, and most of these listings forbid entry. Seven of the rows below carry no lien claim, and four carry no judgment date. So the tables run in auction order, earliest first, and each row shows the fields that actually exist.

What changed this week

The five borough lists carry 55 records stamped September 22 through 28, 2026: the Bronx 16, Queens 15, Brooklyn 10, Staten Island 9, Manhattan 5. By the day the portal stamped them, that is five on September 22, eight on September 23, seven on September 24, twenty-three on September 25, and twelve on September 28. Nothing was stamped on September 26 or 27. 26789
Two things about that count. September 28 is today, and the portal records a calendar date with no posting time, so a row stamped today may have appeared minutes or hours ago; a week counted to a Monday is approximate at both ends. Rows stamped September 21 are left out because last week's issue covered that date. This run's sweep went deeper into the same lists than that issue did, and found more September 21 rows than it listed. The portal's pages re-sort between visits, so a record can sit on page one in one fetch and page four in the next, and any single pass will miss some of what is there.
The two portals publish different fields. PropertyShark publishes the date each record was added, the municipality's assessed value, the plaintiff, the referee, the judgment date and the scheduled auction hour, and withholds the street number, the block and lot, and the index number. ServiceLink publishes full addresses, occupancy labels, sale terms and, on some listings, an opening bid, and publishes no listing date at all. So the 55 dated rows are what is new this week, and the ServiceLink sales supply identities, occupancy and terms for a smaller set of properties whose auction dates, not their posting dates, put them in front of bidders now.
Municipal assessed value is a tax formula applied to a building, produced for the tax roll. Market value comes from recent comparable closings, interior access and a site inspection, and none of this week's listings offers those.
Every auction time below is in the channel's fixed -05:00 display timezone. New York court notices and sale listings state local Eastern Daylight Time, so each time here reads one hour earlier than the notice it came from.

The deposit rule is the same across the Brooklyn and Bronx listings: 10 percent, in certified funds, due immediately after the sale and payable to the referee. On the Quimby sale that is about $77,579, and it is due this afternoon. 1
Where a sale is held differs by county. The Brooklyn sales with a published venue are set for Room 224 at 360 Adams Street, the Bronx sale for Courtroom 711 at 851 Grand Concourse, the Queens sale for Courtroom 25 at 88-11 Sutphin Boulevard, and the Central Park South sale for Room 252 at 60 Centre Street. Getting the room wrong costs bidders whole afternoons, and the room numbered 224 in Brooklyn is a different room from the one numbered 224 in Queens. Two of the nine sales publish no venue at all, so confirm the room from the referee's notice before you travel.
A fourth list runs alongside these. The NYCTL referee-sale series — the city's own tax-lien foreclosures, sold through Tower Capital Management — has four New York City entries: 1536 E New York Avenue, Brooklyn 11212 on October 8 at 1:30 p.m. channel time with an upset price of $4,354,200; 9745 86th Street, Queens 11416 on October 9 at 9:00 a.m.; 2912 31st Street, Brooklyn 11222 on October 15 at 1:30 p.m.; and 657 W 187th Street, Manhattan 10033 on November 10 at 1:15 p.m. These carry the block and lot, the referee and, on one, a minimum bid, and they are a separate program from the mortgage foreclosures above. 13

Each row below was stamped September 22 through 28, 2026. The block and lot comes from the portal's own page; the address comes from the city's file for that block and lot, and the square footage, year built and building class agreed across both, which is the check that keeps a wrong pairing out. "Lien claim" is the amount the plaintiff is suing to recover, and it is a separate number from the bid a sale opens at.

Eleven of the fifteen run in Courtroom 711 on October 26, at 1:15 p.m. channel time. That is a month out and it is the same room today's Quimby sale uses. Two of them, 702 and 704 Eagle Avenue, are one action over two neighbouring parcels with a shared $2,504,993 claim and a shared judgment date. The fifteenth, 2500 Johnson Avenue, is the reverse case: a 339-unit elevator cooperative in Riverdale where the plaintiff is the building's own owners corporation and the filing is a common-charge foreclosure. It is the largest building in the table and it publishes no lien amount, no judgment date and no referee. 23

Eight of the thirteen run in Courtroom 25 at 88-11 Sutphin Boulevard on October 23, starting at 9:00 a.m. channel time. Three of them are whole cooperative buildings rather than houses: the walk-up at 253-01 61 Avenue, with 546,145 square feet of land under it, and the elevator buildings at 147-37 Beech Avenue and 75-20 113 Street. Each of those three is a mortgage foreclosure against the building, filed by a lender, so the debt in play belongs to the corporation. What decides a cooperative purchase — how many shares come with the unit, what the proprietary lease says, and whether a board will approve a transfer — comes from the corporation, not from the county clerk. 7

The two Old Astoria rows are two units in one building selling on the same day, each with its own record and the same $1,031,822 claim. Two of the Manhattan rows are filed by a resorts company rather than by a lender, and the lot in each is a billing lot for the whole building, so the address points at the building while the sale may reach only an interest in one unit. That is the same shape as the Theatre District record in last week's issue, where a vacation-owners association was foreclosing on a claim of $19,425. 78
