The Triangle's flagship city is drawing remote workers and career-movers in droves. Here's what the actual data says about whether Raleigh delivers on its promise of tech-economy wages without coastal price tags.
Salaries & Taxes: The Double Bottom Line
NC's 4.25% flat income tax is one of the most attractive in the East. No city income tax sweetens the deal further. Wake County's FY2026 property tax rate landed at 51.71 cents per $100 valuation — that's 0.5171%, one of the lowest effective rates among comparable metros.
On wages, tech workers average $113,422/yr (computer & math occupations) and healthcare practitioners pull $104,458/yr. Management tops out at nearly $144K. The caveat: education and support roles average $55K and under — the wage floor is real.
Rent by Neighborhood: Where to Land
Raleigh's rent picture is bifurcated. North Hills (5 mi north) commands over $2,200/mo average — it's become Raleigh's upscale suburban hub. Downtown runs ~$1,877 for walkability premium. Budget-seekers can find North Haven (10 mi north) at city lows under $1,100.
The city-wide 1BR average of $1,384/mo sits well below the national average of $1,644/mo — still a meaningful value play compared to Charlotte ($1,659) or Nashville ($1,700+).
Note: Each neighborhood's distance from city center reflects approximate driving miles.
Commute & Mobility: Built for Cars
With a Walk Score of 31 and Transit Score of 29, Raleigh is fundamentally car infrastructure. The average commute of 23 minutes is short by national standards (24.9 min national avg), but that's driving. GoTriangle runs regional bus service and the Amtrak Carolinian passes through for intercity travel. RDU International Airport sits 20 minutes from downtown — a major plus for remote workers with travel requirements.
Infrastructure investment is happening: the GoTriangle regional rail project and I-540 outer loop expansions are actively under development.
Livability Scorecard: The Full Picture
US News ranks Raleigh #6 Best Place to Live in the US for 2025-26, driven by strong job market metrics and income levels above national average. But the 6.0/10 overall score reflects real tensions. The Value Index at 5.9/10 acknowledges that while Raleigh is cheaper than coastal peers, it's no longer "cheap" in absolute terms.
Honest caveats: This is a car-dependent city with limited public transit. Rents have climbed sharply since 2020 as tech migration accelerated. Humid subtropical summers are genuinely hot and humid. The city's rapid growth has outpaced some infrastructure investments, and traffic on I-40 and Wade Ave can be punishing at peak hours.
For remote workers who drive, earn in tech or healthcare, and can stomach Southern summers: the numbers still work. The wage-to-rent ratio remains favorable, and NC's flat 4.25% income tax is a meaningful long-term advantage.
